Preparing Your Home For Sale

First impressions have a major impact on potential Buyers. When preparing your home, imagine what a potential Buyer will see when they approach your house for the first time and walk through each room. Carol is happy to give you specific guidance for your home, but here are some general suggestions for presenting your home in a positive manner that will help attract Buyers.

  • Make sure the yard is trimmed, free from debris and dead vegetation. Inspect fences, gates, and latches and repair or replace as needed. Paint or replace the mailbox, if needed.
  • Replace or repair damaged screens, windows, shutters, and exterior trim. Make sure the front steps are clean and hazard-free. Make the entry inviting and welcoming. Paint the front door and buy a new door mat. Make sure the doorbell works properly.
  • Ensure that all exterior lights are working.
  • Check stucco walls for cracks and discoloration.
  • Remove oil and rust stains from the driveway and garage floor.
  • Clean and organize the garage and ensure the door is in good working order.
  • Repair/replace loose knobs on doors and cabinets and wipe down/polish cabinet doors.
  • Shampoo carpeting or replace if very worn. Clean tile floors. Clean/Polish wood floors.
  • Brighten the appearance inside by painting walls, cleaning windows and window coverings and removing sunscreens.
  • Repair leaky faucets and caulking in bathtubs and showers. Make sure toilet seats are attached and clean. Replace worn shower curtains.
  • If doors stick or squeak, oil, fix, or replace them.
  • Repair/replace noisy fans.
  • Rearrange furniture to make rooms appear larger. If possible, remove/store excess furniture.
  • Remove all clutter throughout the house. Organize and clean out closets, pantries, garages, etc.
  • Make sure all kitchen appliances are clean and work properly.
  • Avoid extension cords in plain view.
  • Keep washer and dryer clean and empty.
  • Replace filters in HVAC system, make sure evaporative coolers and hot water heaters are clean and in good working order.
  • Check pool and spa equipment and pumps. Make sure all are working properly and that the pool and spa are clean and free of debris.
